How Much Is My Home Worth?

To help get an answer to this question, we will do a Comparative Market Analysis for you which involves me visiting your home and finding out about all the basics as well as the things that make it special.  After our visit, we will research how it compares with similar properties that have sold recently.  This will give us a good idea of what kind of price range seems appropriate for what buyers have recently been willing to pay for houses like yours.  A "CMA" is NOT the same thing as an appraisal, but it usually gives a good general idea of what you can expect from the current market.  Our Market Analysis of your home is at no charge and with no obligation to you.

How Should I Prepare My Home?

It is our #1 priority to get you the best possible price in the shortest amount of time and with the least amount of inconvenience to you.  We believe that communication is key to a satisfactory business relationship.  We strive to make sure you get the best service possible.  The following are a few ideas for you as a new homeseller:

  1. Keep your home neat and tidy, both inside and out.  Consider storing personal items and things you don't need on a daily basis.  This gives buyers a chance to imagine your home as theirs.  Take a good look at the outside also ... curb appeal is very important!  Buyers may fall in love at first sight ... or not.

  2. Be as flexible as possible.  When your home is listed, other agents will call us to schedule appointments to show it.  Please allow appointments whenever possible.  Time is of the essence and getting a potential buyer in to see your home when they are ready is very important.  Understandably, it will not always be possible for your home to be shown at the requested time.  Should that situation arise, please let us know, and we will reschedule the appointment with the showing agent.

  3. Ask for feedback and constructive criticism from family, friends and neighbors.  Have someone with a fresh eye give you honest ideas on what looks great or not so great about your home.  We will also provide you with feedback from other agents and their clients who have viewed your home.

  4. Keep in mind that in today's competitive market, pricing is a huge key to selling your home.  We will provide a suggested listing price based on our Competitive Market Analysis and our professional judgment.  If you choose to price your home higher than recommended, please be aware that if several weeks go by with no interest, it will be necessary to address lowering the price. 

  5. When your home is being shown, please make every effort not to be there. Your presence can make potential buyers feel like they are intruding, and they will not be able to focus their thoughts on your home.
